Job Description- i. Sourcing property options as per client’s requirement. ii. Coordination with client and arrangement of site visits. iii. Discussion and negotiation with the owner regarding client terms and conditions. iv. Arranging meeting with the client and the owner of selected premises. v. Coordination with the client for issuance of LOI (Letter of Intent) for the selected premises. vi. Coordination with the client’s advocate or company advocate and the owner for TSR (Title Search Report/ DDR (Due Diligence Report). vii. Coordination with the client for Draft Lease Agreement and coordination with the owner for finalization and approval on Draft Lease Agreement. viii. Inviting quotes from local advocate for registration of lease agreement and approval from client/owner on the quotes received. ix. Coordination with the owner and the client for registration of lease agreement. x. Coordination with the advocate for submission of original lease agreement to the client and submission of advocate’s invoice to client for processing. xi. Coordination with client for release of Refundable Security Deposit (RSD) to the owner. xii. Coordination with Head Office of generating Consultancy Fee Invoice and submission of the same to the owner for releasing the payment. xiii. Coordination with the owner/client for Owner Scope of Works. xiv. Coordination with the owner/client for taking the Possession, once the owner scope of works completed. xv. Coordination with the client for getting released the first rental, post completion of rent-free period. xvi. Getting Feedback from the client/owner regarding the deal concluded. xvii. Keep in regular touch with the client and owners.
